Meet Jason Kogok, the visionary behind Investor's Wealth Education, LLC. With a wealth of experience working alongside real estate investors and carving out his own success story in the industry, Jason is a force to be reckoned with. Having kick-started his real estate journey back in 2003 as a real estate sales broker, Jason's meteoric rise led him to establish a top-ranking real estate team in the Triangle. Alongside his brokerage success, he ventured into building a thriving rental portfolio and conquering the 'fix and flip' arena with remarkable triumphs.
But Jason's passion doesn't stop at real estate – he's a born educator. In 2012, he seamlessly melded his extensive real estate and investing acumen to embark on a new chapter in his career, coaching and mentoring real estate brokers, budding investors, and collaborating with major individual and corporate investors to scale their portfolios. His expertise caught the eye of Wake Tech Community College, where he crafted and taught his first course, "Flip It - A Look Into Today's Real Estate Market," which garnered resounding success and glowing reviews. This triumph paved the way for an opportunity with North Carolina State University's Continuing Education Department, where his investment course content expanded and continued its winning streak, attracting an even larger audience and earning high praise.
Not one to rest on his laurels, Jason observed a need among his students for a comprehensive one-day seminar encompassing the essence of his multi-week courses. Enter the "Building Wealth Seminar," a power-packed event hosted 1-2 times a year, designed to empower and enlighten attendees. As a testament to his impact and influence, the North Carolina Real Estate Commission entrusted Jason to create and deliver Continuing Education courses for brokers, underscoring his commitment to empowering others to achieve financial freedom through real estate.
Jason's educational background is as impressive as his professional achievements, with a BS in Business Entrepreneurship & Marketing from Salisbury University, complemented by participation in the Construction Management Program at UMES, holding a NC Real Estate Brokers license, a NC General Contractors License, and, most recently, completing the Construction Management Diploma program at NC State University. His groundbreaking book, "Plug the Holes, Fill the Barrel," was named to the #1 spot as the new real estate investing book of the year by the AAOA in 2022. Not stopping there, his electrifying one-day "Building Wealth Seminar" claimed the prestigious title of the #1 RE investment seminar in the country by the American Apartment Owners Association in 2023. In his unwavering commitment to education, he was recently selected to serve as an advisor to the NC State University Real Estate Club.

Driven by his unwavering goal to help individuals build wealth and attain financial independence through real estate, Jason firmly believes that education is the key to unlocking the door to prosperity for his students. ‘Plug the Holes, Fill the Barrel’ is the antidote to the drudgery of saving for 40 years only to wonder if those savings will last through retirement. Intended to be the go-to real estate textbook for novice and beginner investors, this quick-start guide teaches the ABC's of building wealth and financial freedom with real estate investing, while offering practical explanations, tips and examples that you won't find elsewhere.
Jason breaks down complex topics that may seem daunting to the beginner investor, from principle & interest payment strategies, to financing options, to effectively selecting the best investment properties in various markets. He answers common questions with practical guidance, like how to build a network when you’re just starting out, accurately forecasting cash flow, leverage properties you already own to maximize future earning potential, and much more. He also delves into the less commonly discussed challenges specific to investing in rental properties, like effective property management techniques, red flags and must-haves of leases, and qualifying and managing your tenants in a way that creates efficiencies, reduces vacancy and increases cash flow.

Beyond simply providing a top-level guide of creating wealth and passive cash flow, this step-by-step playbook offers an in-depth look at every aspect of the investment process. Dripping with real world examples, this book demystifies ubiquitous investor “rules” and addresses common concerns like understanding market analysis, the BRRRR strategy, real estate vocabulary terms and financing options and investing calculations. The text examines all styles of residential real estate investing, including single family and attached homes, and includes detailed explanations of various investment strategies, leverage, profit measurements and creative ideas that can teach you the way of the pros. The author also includes those often overlooked, but critical, topics such as taxes, capital gains, depreciation, depreciation recapture and 1031 exchanges.
